1. Note it and hold off on further damage
Write down what you're seeing, take steps to keep it from spreading if it's safe to do so, and pull together any relevant background on the home.
2. Get the house and site looked at
A visible spot is rarely the whole picture. A plan that lasts has to account for how water is entering, humidity levels, how far affected materials reach, containment during the work, and confirmation once it's done.
3. Put the scope in writing
Nail down prep work, protecting the rest of the home, materials, how the crew gets access, permits, testing, cleanup, restoring finishes, what's excluded, and how changes get handled.
4. Weigh providers against each other
Check credentials, then look past the bottom-line number to how each provider reasons through the job and what they will and won't cover.
5. Walk through closeout
Before calling it done, confirm testing results, cleanup, paperwork, warranty terms, and any maintenance still on you going forward.
