An assessment looks beyond the obvious spot
A patch of discoloration rarely marks the edges of the actual problem. A useful assessment traces where water is coming from, notes humidity levels typical of the Tennessee Valley, checks how far the affected materials extend, and lays out what containment and follow-up testing the eventual work will need.
Build a complete scope
- Where the moisture is coming from, established before any cleaning is quoted
- Whether the house is crawl-space or slab, since it changes the containment entirely
- How the work area is sealed off and how air is handled while it is open
- What gets removed versus cleaned, and how that line was decided
- Post-work verification, and the ventilation or drainage correction that prevents a repeat

The split between older crawl-space homes and newer slab construction is the most useful thing to know here, because the two produce different problems. In the postwar subdivision rings that grew with Redstone Arsenal, humid Tennessee Valley summers push warm outdoor air through crawl-space vents onto cool surfaces beneath the floor, where it condenses on framing and insulation for the whole cooling season with no leak involved -- the moisture arrives as air, not as water. Slab-built houses in the newer Madison and Harvest construction instead trap moisture at the floor line and behind finishes, particularly where a wall meets an exterior slab edge. Both are then reversed by the heating season, when indoor humidity reaches cold attic sheathing and a bath fan discharging into the attic produces staining every winter.
