What's on the surface is rarely the full extent of it. Effective removal work has to track down the water entry point, manage Tennessee Valley humidity levels, check how far affected materials go, seal the work area off from the rest of the house, and verify the result once it's done.
Build a complete scope
- Where the moisture is coming from, established before any cleaning is quoted
- Whether the house is crawl-space or slab, since it changes the containment entirely
- How the work area is sealed off and how air is handled while it is open
- What gets removed versus cleaned, and how that line was decided
- Post-work verification, and the ventilation or drainage correction that prevents a repeat

The split between older crawl-space homes and newer slab construction is the most useful thing to know here, because the two produce different problems.
