Look past the stain on the drywall
Dark spotting on attic sheathing is usually a symptom, not the whole story. Roof flashing, bath-fan venting, insulation depth, and summer heat buildup under the deck all feed into a fix that actually holds up -- not just a coat of stain-blocking primer.
Build a complete scope
- Where the moisture is coming from, established before any cleaning is quoted
- Whether the house is crawl-space or slab, since it changes the containment entirely
- How the work area is sealed off and how air is handled while it is open
- What gets removed versus cleaned, and how that line was decided
- Post-work verification, and the ventilation or drainage correction that prevents a repeat

The split between older crawl-space homes and newer slab construction is the most useful thing to know here, because the two produce different problems.
